Approximately 7.86 acres zoned heavy industrial (light industrial uses allowed), with an approximately 4,00 SF office building on site. Site also has the potential to add the available adjacent site, 4.24 acres, for up to 12.1 acres of contiguous land. All utilities are either on-site or in the street. Up to 6.5 MW of heavy power demolished industrial building will remain on site to assist future construction and site preparation. The site is located approx. 10 to 15 minutes from I-5 and approx. 5 minutes from the Port of Longview.
